Research Study 47

This study is based on a survey of 2000 households which have put up their shelter during 1985-1990. Four cities, Burdwan, Cochin, Ghaziabad and Rajkot are covered by the study. It brings together the information collected on different types of sources of housing finance, presents facts on the terms and conditions at which borrowers seek funds from various sources and outlines the constraints faced by different types of borrowers in the housing finance market. It examines the existing policies with special reference to the schemes floated by the National Housing Bank and suggests remedial measures.

• Settlement Status in Sites and Services Schemes in Madras, 1993

This study explores the reasons for the low occupancy rates and the slow pace of settlement in the Sites and Services Schemes of the Madras Urban Development Project (MUDP) I and II. It is based on a survey of occupants and non-occupants covered by these schemes. The study makes recommendations for improving the occupancy rates in the present as well as future sites and services schemes in the state of Tamil Nadu.

• A Study on Sale of Commercial Properties of DDA, 1998

Sponsored by the Delhi Development Authority (DDA), the study (i) assesses the factors which influence the sale of DDA built-up commercial properties in Delhi: (ii) identifies the causes for lack of sales and non-occupancy of DDA developed/built-up shopping centres; and (iii) suggests measures to improve the salability of DDA properties in the market.

Public-private partnerships in land development and shelter constructions, practiced in many cities of India, have been evaluated in the study. The evaluation is on the basis of time taken, scale of operation, resource mobilisation, cost effectiveness and the beneficiary profile. Based on this evaluation, the study proposes alternatives for involving private sector developers in land development and shelter construction on land that currently vests with the DDA.

• Dangerous Katras/Properties in Delhi: A Situational Analysis, 1990

The study presents a situational analysis of the dangerous katras/properties under the management control of the Slum Wing of the Delhi Development Authority in the old parts of the city. The objective of the study is to formulate a policy decision on resettlement or improvement in the provision of minimum services and community facilities to the households in the dangerous katras/properties.

• Feasibility Study of Air-Conditioned Circular Shopping Complex in Laxmi Nagar District Centre, 1993

The study identifies the demand for an air-conditioned market in the proposed Laxmi Nagar District Centre and suggests appropriate measures for salability of the project.
